So you've just returned from your dream holiday in Orlando. You've toured the theme park's and experienced the thrill and excitement that Orlando has to offer. You've just realized that your life back home is no where near as exciting and fulfilling as that in Orlando so what do you do.....you dream of owning a property in your favourite location - Orlando. You might have even picked up one of the many property magazine's that you noticed lying around before you left your hotel to fly home. Browsing this magazine you think to yourself 'Hey! These price's aren't as expensive as I thought'.

Price's do vary throughout Orlando and it is the general rule that the closer you get to the attraction's the dearer the house's are. Looking at the price's of house's, you could easily acquire a 5 bedroom, 3 bathroom house in Kissimmee which is about 4 mile's from Disney for under $400 000. A modest 3 bedroom, 2 bathroom property at the same location including pool could be bought for under $250 000.

The question is this - what do you intend to use your property for? Do you intent to move to Orlando to retire or maybe you plan to just use it as a holiday home for you and your family. Maybe you want to rent out the property until the time come's that you yourself will move in sometime in the future.

If you are going to use your new house as a holiday home solely for your friend's and family then the location is not as important as you only have yourself to please. You may be able to save a lot of money by buying away from the main attraction's but at the same time is this what you want? Maybe it is and it is totally up to the individual as to what they are looking for location wise.

If you plan to rent out your property as a holiday villa then the location become's a lot more significant. Most people when they are looking for a holiday villa in Orlando look for one very important phrase which is........'Close To Disney World' or possibly ' Close To All The Attractions'. Yes most people visit Orlando to see the attraction's ie: The theme park's. So this factor is a major one when it come's to buying a property in Orlando with the sole purpose of renting it out. You will pay more for a property near Disney World or Universal Studio's but you can be sure that you will get far more enquiries with people willing to pay a far higher price per week than a property slap bang in the middle of nowhere. Don't get me wrong, it is possible to bring people to your property away from the attraction's but it could be a lot harder and it won't bring in the same income.

To sum up - If your buying your property for yourself then the location is your own choice. If your happy with the location that's all that matter's. If your planning to rent out your property then be careful with the location as potential customer's only have a photo and a description of their potential holiday home but if they don't see that the location is right they'll quickly flick the page to the next property that will probably read 'Only 4 MILES FROM DISNEY WORLD '.
